About Ixobayeou
Ixobayeou supplies premium garden offices and pods from Germany — insulated pods, offices and a studio with the base, fit-out and cladding to complete them — to homes across Germany, Europe and beyond. We price in euro.
Garden rooms, with the groundwork stated plainly
Every listing states the three things that make or break a garden room — a proper level base, checking whether you need permission, and a certified electrical hookup by a qualified electrician in the right cable. Plan a garden office that stands true, is legal and is safely powered.
Base, permission & electrical hookup
A garden office or pod is an insulated outdoor building and must stand on a proper, level base — a concrete pad or ground screws sized to the building — and be assembled and weatherproofed by a competent installer. A garden room used as an office or studio, one over a certain size, or one near a boundary can need building regulations approval or planning permission, and the rules differ by location and use — check what applies before you build. An electrical supply must run from the house consumer unit in the correct (usually armoured) cable, through an RCD, installed and certified by a qualified electrician — never run a garden building off a trailing domestic lead. Insulate, ventilate and heat it per the specification to control condensation. These buildings are not a permanent dwelling unless local rules allow it. CE marked where applicable.
How we price
One clean number per product. No struck-through prices, no countdown timers.
Buying here
You have 14 days to withdraw without giving a reason, as German and EU law provides. A building or kit must be returned complete and, where possible, in its original packaging; a pod, office or studio that has been assembled, based or installed cannot be returned, as it cannot be refitted. Unused, unbuilt kits and accessories in original packaging may be returned within the statutory 14-day withdrawal period. Confirm your base, access and any permission before ordering a building. Delivery costs and timings are in the Shipping Policy; the full terms are in the Terms of Sale, and the seller's details are in the Legal Notice.
